We are now able to offer the option of increasing your booking from 2 people to up to 4 (for a small additional charge) as we have added a sofa-bed to the living room.
Manor Farm House Cottage is a former stable block which has been carefully and sympathetically converted to provide a very comfortable and private holiday cottage for two, + a further two can be accommodated with the sofa-bed in the living room.
Previously rated as four star with a booking agency, the accommodation comprises living/dining room, kitchen, bedroom bathroom and entrance hall.
Electic "eco" central heating system throughout with additional log effect stove in the living room.
An exceptional high standard of insulation throughout the whole cottage gives extra warmth in the coldest of winters and coolness in the summer.
Situated in a rural hamlet at the foot of the Yorkshire Wolds in "Hockney Country" and less than four miles from the nearest beach, the cottage is an ideal base for exploring the East Riding and North Yorkshire.
Freesat TV in living room and bedroom, Blu-ray DVD player in living room. Very well equiped kitchen with electric cooker (oven and hob) microwave, refigerator with freezer compartment, dishwasher, washing machine iron and ironing board. Clean bedding and towels are also provided.
We provide a welcome pack for your arrival comprising fresh milk, bread, orange juice, butter and a selection of mini-preserves (you can confirm your choice of milk and bread when contacting owner to confirm your expected arrival time). Some basic food essentials including tea, coffee fruit teas, hot chocolate, sugar and cooking oil are provided in the kitchen food cupboards. We also provide a starter stock of dishwasher tablets, washing powder tablets and washing up liquid.

This is a no-smoking cottage, no pets allowed due to livestock in owners' paddocks and surrounding farms, a wide variety of native wildlife including barn owls, pheasants, hares and roe deer are frequent visitors on and around the property. The early morning dawn chorus is heralded by cockerels which you may be able to hear when you're in the cottage.
